BOUNDARY OF FEATHER SOUND SPECIAL ASSESSMENT DISTRICT

All of Sections 1 and 2, Township 30 South, Range 16 East and Sections 35 and 36, Township 29 South, Range 16 East, Pinellas County, Florida, lying North of Ulmerton Road (S.E. 688) extending Northerly and Easterly to the MEAN HIGH WATER LINE of Old Tampa Bay.

LESS AND EXCEPT that part of the West 1/4 of the North 1/2 of Section 2, Township 30 South, Range 16 East, lying north and west of SOUND WEST UNIT 4, as recorded in Plat Book 80, Page 65, Public Records of Pinellas County, Florida; and

LESS the West 1/4 of Section 35, Township 29 South, Range 16 East; and

LESS, Beginning at the West 1/4 corner of Section 2, Township 30 South, Range 16 East, run East 450’ M.0.L. along the north right of way of CAMBRIDGE AVENUE (a 50’ right of way) to a point, thence South 50’ to the Northwest Corner of Lot 92, SOUND WEST UNIT 1, as recorded in Plat Book 77, Page 39, Public Records of Pinellas County, Florida; thence continue South along the West Boundary of said SOUND WEST UNIT 1, and SOUND WEST UNIT 3, as recorded in Plat Book 79, Page 2, 1500’ N.O.L. to the North line of MANNHEIM AVENUE (a 60’ right of way), thence East along said North right of way line 1,310.2’ M.O.L. to a point, said point being the Southeast corner of Lot 122, SOUND WEST UNIT 2, as recorded in Plat Book 77, Page 45, Public Records of Pinellas County, thence South 320’ M.O.L. to the South right of way line of ROXBOROUGH AVENUE, a 60’ right of way; thence continue South 444.08’ M.O.L. to a point on the North right of way line of ULMERTON ROAD (S .R. 688), thence meandering Westerly along said right of way line 1,766’ M.O.L. to the East right of way line of MOOG PLACE (EVERGREEN AVENUE) a 100’ right of way; thence North along said East right of way line 2,415’ M.OL. to POINT OF BEGINNING; and

LESS a portion of the Southwest 1/4 of fractional Section 1, Township 30 South, Range 16 East, Pinellas County, Florida being more particularly described as follows:

Commence at the Southwest corner of said Section 1; thence along the South line of said Section 1, S.89°49’03”E., 1,151.82 feet; thence leaving said South line, N.00°08’07”E., 188.25 feet to a point on the northerly right of way of S.R. 688 (Ulmerton Road), said point also being the Point of Beginning; thence N.00°08’07”E., 778.32 feet to a point of intersection with a curve concave to the Northwest, said point also being on the easterly boundary of an 80—foot ingress—egress easement described in Official Records Book 4197, Page 237 of the Public Records of Pinellas County, Florida; thence northeasterly along said easterly boundary and along the arc of said curve having a radius of 547.00 feet, a central angle of 65°58’47”, an arc length of 629.91 feet, and a chord, bearing N.41°51’24”E., 595.67 feet to a point of compound curvature of a curve concave to the West; thence continuing along the easterly boundary of said 80-foot ingress-egress easement northerly along the arc of said curve having radius of 1,305.00 feet, central angle of 23°49’43”, an arc length of 542.73 feet and a chord, bearing N.03°02’51”W., 538.83 feet; thence leaving the easterly boundary of said 80-foot ingress-egress easement, S.55°l7’23”E., 887.89 feet; thence S.00°01’15”W., 864.11 feet; thence N.70°11’30”W., 340.00 feet; thence S.29°18’50”W., 581.50 feet to point on the northerly right of way of aforementioned S.R. 688; thence along said northerly right of way N.89°49’48”W., 495.65 feet to the Point of Beginning containing 27.43 acres more or less, Pinellas County, Florida.
